The aggregation of “East Hills” and “Page Hills” provides the opportunity to secure a turn key style grazing operation featuring river frontages, productive country type, developed irrigation and excellent improvements, situated in the Tamworth / Manilla district of North West NSW.
Land Area: “East Hills” is 478.6 hectares and “Page Hills” is 630.9 hectares, providing total land area of approximately 1,109.5 hectares or 2,742 acres.
Location: The aggregation is located approximately 15 km north east of Manilla, accessed via Wittagoona Road and approximately 60 km from the regional centre of Tamworth.
Country Type: The topography is mostly open undulating grazing slopes to low hills, with a large proportion being arable and comprising clay loam to basalt derivative soils. Dominant timber species is White Box, Yellow Box and Gum. Total carrying capacity is estimated at 300 to 330 cows plus progeny. Conservative stocking rates has allowed for retention of a sound body of dry feed on both properties, and early Autumn rainfall has promoted new growth.
Stock Water: The aggregation is extremely well watered from combination of river, bores, troughs and dams. There is approximately 4.5 km of Namoi River frontage, with both properties pumping to large header tanks that supply troughs in every paddock across the aggregation. “East Hills” also has a solar equipped bore supplying a separate although interconnected system, in addtion to a newly equipped 2ndsolar bore providing back up to the main river system. There are several unequipped bores across both properties.
Irrigation: “East Hills” includes approximately 20 hectares of developed river flat irrigation, incorporating 37 kW electric pump, 150mm PVC mains, travelling irrigator and 102 ML unregulated Namoi River licence, ideal for hay production or forage cropping. “Page Hills” also has a 21 ML Namoi River irrigation licence providing potential for further development.
Fencing: Considerable expenditure and work has been carried out on fencing across both properties, being all steel and ranging from netting to ringlock or plain/barb wires, presenting in very good order overall. “East Hills” has a laneway system providing ease of management and “Page Hills” includes 7 troughed horse paddocks with central laneway.
Improvements: Undoubtedly one of the main features of the aggregation is the circa 1905 double brick homestead on “East Hills”, perfectly sited on a bend of the Namoi River. Stately in character and retaining many period features, the renovated homestead provides an excellent standard of three bedroom, two bathroom accommodation boasting generously proportioned bedrooms, office, multiple living areas, huge verandahs with decorative timber stylings and casual paved pergola area at the rear. The homestead includes reverse cycle air conditioning, wood heating, and roof mounted solar system.
Adjacent to the homestead is a modern two bedroom weatherboard residence, ideal for guests or the extended family. The buildings are set within expansive established gardens featuring mature shade trees, garage and in-ground pool.
Working improvements on “East Hills” include steel machinery shed, steel hay shed, three stand shearing shed in very good order with sheep yards, and steel cattle yards.
“Page Hills” does not have a permanent residence but benefits from a building entitlement. Improvements on “Page Hills” include the following:-
- Concrete slab for DA approved five bedroom residence;
- 18m x 12m fully enclosed and insulated colorbond shed with height of 4.2 metres, concrete slab floor; mezzanine level and 10 kW solar system with battery storage;
- Sand arena with nearby round yard and portable stables (negotiable);
- Steel cattle yards with 300 head capacity.
“East Hills” and “Page Hills” aggregation represents an opportunity to piece back together two properties that compliment each other in nearly every aspect, and provide economies of scale difficult to find in the current market. The properties are available for purchase either individually or in aggregation. Inspections by appointment with agent.
